Choosing the right WordPress theme for an agency project can make or break a client relationship. A great theme saves you 20+ hours of setup, impresses during presentations, and performs well enough that your client never calls you about load times.
We’ve been building and reviewing WordPress themes since 2009. This isn’t a listicle based on affiliate commissions — every theme on this list was actually installed, tested in Elementor, run through PageSpeed, and judged on whether we’d personally recommend it to a client.
Quick note
All themes on this list support Elementor and Gutenberg, include at least 5 homepage demos, and scored 80+ on PageSpeed mobile. No bloat. No recycled layouts.
What makes a great agency theme?
Before the list — here’s what we actually looked for. An agency theme needs to do more than look good in a screenshot. It has to hold up when you’re building under deadline, when your client wants to edit content themselves, and when Google is crawling it for rankings.
- Demo quality: Multiple polished demos, not just one hero layout with filler content
- Code cleanliness: No jQuery soup, no 47 bundled plugins, no 6-second Time to First Byte
- Elementor depth: Full header/footer builder, custom widgets, not just page compatibility
- Typography control: Variable font support, proper heading hierarchy, responsive type
- Update history: Active development — themes abandoned in 2022 don’t belong here
Our top 4 picks for 2025
These are the themes we’d actually use on a paid client project today. Each one has a distinct personality — pick the one that fits your style and your client’s industry.
Performance: what actually matters
Every theme claims to be “fast and lightweight.” Most aren’t. Here’s what we actually measure when evaluating theme performance for agency use:
- Time to First Byte (TTFB) — should be under 600ms on shared hosting without caching plugins
- Largest Contentful Paint (LCP) — the Google metric that matters most for rankings, target under 2.5s
- Total Blocking Time (TBT) — heavy JS from sliders and animation libraries kills this, target under 200ms
- Layout shift (CLS) — fonts swapping, images without dimensions, lazy-loaded banners all cause this
- Total page weight — a theme homepage should load under 1MB of resources on first visit
Pro tip
Always test a live demo, not a local install. Theme demo sites are often on optimized infrastructure that doesn’t reflect real-world performance. Use PageSpeed Insights on the actual theme demo URL.
“A theme that scores 45 on PageSpeed mobile isn’t just slow — it’s actively hurting your client’s SEO and costing them conversions every day.”
Getting the most out of Elementor with agency themes
Most agency themes now include an Elementor header/footer builder, custom Elementor widgets, and a theme options panel. Here’s how to use them together without slowing things down:
Use the theme’s built-in header builder
Don’t install a separate header plugin. Every theme on this list has its own header builder. Using it keeps the DOM clean and eliminates one extra plugin’s JS from loading on every page.
Limit Elementor animations to above-the-fold only
Elementor’s entrance animations are great for hero sections. Below the fold, they add JS weight with minimal conversion benefit. Use them sparingly — one or two per page maximum.
Disable what you don’t use
In Elementor settings, turn off the icon libraries you’re not using (Font Awesome, Material, etc). Each one adds ~30KB to every page load. A clean Elementor install with just the essentials can cut page weight by 150–200KB.
Final recommendation
If you’re an agency building client sites regularly, the single best investment you can make is a Pro bundle license that gives you access to all themes. At $199 one-time, it pays for itself after your first project.
If you’re a freelancer testing the waters with a single client site, start with Agenzo or Vento at $39 each. Both are actively maintained, score well on PageSpeed, and look stunning without any customization.
Watch out
Avoid themes that bundle WPBakery as the only page builder option, haven’t been updated in 6+ months, or ship with more than 10 required plugins on install. These are maintenance nightmares down the road.
